Ensure a Dispute-Free Experience After a Challenging Construction Project

Builders who intend to commence construction activities near residential properties are required by law to examine the current conditions of neighboring properties, especially those adjacent to the ongoing project, before commencing any work. This examination aims to inform builders about the existing conditions of neighboring properties that may be affected by various activities during the project, such as excavation, heavy machinery movement, etc.

In such cases, builders will be requested, in coordination with the owners of neighboring properties, to prepare a Dilapidation Report. This report helps builders document the existing conditions of neighboring properties, including photographs and necessary measurements, and protects them from any unjust claims by neighboring property owners at the end of the project. Additionally, it provides neighboring property owners with the opportunity to utilize the insurance benefits provided by the relevant builder's insurance company if their properties have been partially or wholly damaged due to the construction project, thus allowing them to address the incurred damages without bearing the repair and rectification costs.

This inspection and report are mandatory and carried out by a Registered Building Practitioner.
